This Inn has several positive aspects. In the first place the price is very reasonable for a viable business. It is rare to find a Select Registry member Inn in this price category.

The Inn building is elegant. Four of the 12 units are of recent construction, and are spacious and have two-person spa tubs.

Needless to say, an Inn at this price has some drawbacks, although the optimist in us sees opportunity. Business is good during the season at the nearby Chautauqua Institution but the Inn needs marketing to improve occupancy at other times. We believe the “bones” are good here but some redecorating and a few gas (or electric) room fireplaces would help.

While the Inn could be a Bed & Breakfast, one of the current owners cooks a limited dinner menu on weekends and on demand. We believe a combination of that model would be appropriate. All in all this is an excellent opportunity for an energetic couple.
